Leave the trees room; give the turf a purpose.

A small lawn beside the patio or a pet area near the door can change how you use a wooded yard without covering every clearing. A putting green needs space for the intended putting lines as well as a route to reach it.

Mark the trees you want to keep before discussing excavation. Ask the Town about any tree-related requirements, and get suitable advice where preparation could affect roots. Turf selection does not answer those questions.

Think about cleanup as well as the view.

Leaves and other tree debris still need to be removed from turf. For a practice green, compare locations by access, shade and how much debris lands there, as well as the shape of the available space.

On a lake-side or low-lying property, show us where water collects after rain. The estimate should identify preparation and any drainage work separately; a new surface alone does not solve a wet-yard problem.

Why grass won't hold here.

Briarcliffe Acres was laid out inside the maritime forest, and the canopy stayed. Mature live oak and yaupon shade most lots, and warm-season grasses like St. Augustine and centipede go thin and patchy under them. The sand below drains fast and holds little organic matter, and the oak roots take what water there is.

The oceanfront row adds salt spray, which burns whatever the shade has left. Turf needs no sun to stay green and has nothing for salt to kill, so the yard looks the same under the trees as it does in the open.

Shade is a plus for turf, too: it runs much cooler under a canopy than in open sun, as our turf heat article shows.

The town issues the permit. The Association isn't an HOA.

The Briarcliffe Acres Association manages the common and community areas and says plainly that it is not an HOA. Building permits, the lakes, roads and utilities are handled by the town (Briarcliffe Acres Association). There's no architectural committee to satisfy; questions go to Town Hall.

The town has a Public Tree Ordinance, No. 2022.04, with a list of replacement trees updated in March 2026 (Town of Briarcliffe Acres). Before any digging near a big oak, ask Town Hall whether the ordinance covers the trees on your lot and what distance it wants kept from them.

Keeping the dig out of the root zone keeps the canopy, and the canopy keeps the shade. When we visit, we mark the big trees and plan around them, and you approve the layout before work starts.

Two spring-fed lakes, and sand that drains fast.

Inside the town are two spring-fed freshwater lakes: North Lake, about 5.2 acres, and South Lake, about 3.4 (Briarcliffe Acres Association). Around them the water table sits higher and moves with the seasons; toward the beach, the dune sand drains quickly.

Hurricane Hazel came ashore at high tide in October 1954 and took the original palm-thatched beach cabana with it (Briarcliffe Acres Association). Storms and wet seasons are why the base gets built for the ground on your lot, whichever end of town it's on.

On the lake side, the free visit shows how high the water sits in your yard; toward the beach, how loose the sand is. Either answer shapes the base.
