  • The front-yard sod rule

    At least 40% of your front yard's landscaped area must be sod, and the standards never mention turf. Ask the ARC for a written answer before you plan front-yard turf.

    Sea Trail wants 40% of your front-yard landscaping in sod.

    The Sea Trail Master Association's architectural standards, last revised January 6, 2026, set planting minimums for a developed lot. For ground cover, the front yard's landscaped area needs at least 40% sodden area, and pine straw or mulch may cover the rest. The front yard also needs 20 shrubs of 3 gallons or more and a planting bed holding at least two trees and six shrubs.

    Nowhere do the standards use the words turf, synthetic or artificial, so the text can't tell you whether a turf lawn counts as sod. That makes front-yard turf a question for the committee, not a swap you can assume. The ARC gives every decision in writing and says a spoken answer is not valid, so ask for a written one.

    The rear yard carries a shrub count instead of a sod share. A back lawn, dog area or putting green doesn't meet the 40% rule, though your lot's built-upon allowance still applies to it.

  • Built-upon area

    Your lot's hard-surface limit allows no variance above it, and stone, a common turf base, is on the list. Ask the ARC in writing which worksheet line your turf and base go on.

    Each lot's allowance comes from the stormwater master plan the State of North Carolina approved for Sea Trail. Appendix A of the standards lists them: 4,420 square feet a lot in Oyster Pointe Phase I, 4,500 in Brookwood Park Phase II and 6,500 across much of Rice Mill and Crooked Gulley, with lot-by-lot exceptions in Appendix B. The total includes the strip of right-of-way between your front lot line and the pavement.

    The ARC can grant variances from most of its standards, but never to go above the impervious limit. Built-upon area includes structures, asphalt, concrete, gravel, brick, stone, slate and coquina, and any impervious material in a landscape design has to be shown on the Storm Water Worksheet. The base under a turf lawn is often crushed stone, which is on that list.

    North Carolina law reads differently. G.S. 143-214.7D(b)(6) treats turf made to let water through its backing, and laid over a pervious surface to the manufacturer's instructions, as outside built-upon area for state or local stormwater programs. The January 2026 standards don't mention it. Ask the ARC which worksheet line, if any, your turf and its base go on.   • Dog areas and fences

    Every fence needs ARC approval and tops out at 4 feet, in wood, brick, stone or aluminum only. On a golf-course lot, keep the dog run's fence out of the 30-foot rear setback.

    Every fence or barrier needs ARC approval. It must be wood, brick, stone or aluminum, match the house in character and color, stand no taller than 4 feet and sit at least 4 inches inside the property line. Chain-link and opaque fences are not permitted anywhere in Sea Trail. Planters Ridge lots 19 to 37 follow their own recorded fence requirement.

    Placement matters most for a dog area. No fence may go in the front building setback, and on a lot bordering the golf course none may go in the rear setback, which the standards set at 30 feet for golf-course lots in neighborhoods such as Rice Mill, Live Oaks and Sugar Sands. A fence that isn't on the rear property line is limited to the width of the house or half the property line, whichever is greater.

    On a fairway lot, that pulls a fenced run in toward the house. Draw the pet turf and the fence on one plan so the committee sees them together, and settle the fence line before we set the turf edge.

  • Swales, trees and water

    Keep drainage swales open; filling or piping one isn't allowed except for a driveway crossing. Mark trees over 19 inches before delivery, and ask about turf near a pond or creek.

    Sea Trail's standards send runoff through grassed swales, sloped no steeper than 3 to 1, into Sea Trail's or the Town's storm system, or hold it on the lot. Filling in or piping a ditch or swale is strictly prohibited apart from an average driveway crossing. ARC approval doesn't vouch for your drainage, either: the committee takes no responsibility for water that flows onto a neighbor's lot. Show us the swale on your lot, and we plan the turf edge and base around it.

    The ARC must be told of all plans for land filling, shaping and drainage, and it approves the removal of any tree first. A specimen tree is one more than 19 inches around at 4 feet up, and during construction no vehicles, traffic or stored materials may sit inside its drip line. Mark those trees before delivery so the base material is staged clear.

    Beside a pond or creek, the standards keep a 30-foot vegetated buffer between impervious areas and the water, and a lot inside a CAMA Area of Environmental Concern may have its allowance reduced. Ask the ARC about turf near the water before the layout gets there.

  • The request

    A complete set, including a Storm Water Worksheet sealed by an engineer, must reach the office by noon the Thursday before the monthly meeting. The ARC answers in writing within 45 days.

    How a turf change reaches the ARC's third-Thursday meeting.

    For an existing home, start with the ARC Request for Change in Design form. It asks for your Sea Trail address or lot number, your contractor, the proposed change and the reason for it, with up to 4 files attached. The standards add a site plan to scale, a photo of the yard now with a photo or rendering of the plan, material samples, and a Storm Water Worksheet, plus a stormwater plan where applicable. That worksheet carries a North Carolina registered engineer's signature and seal.

    The ARC meets on the third Thursday of each month, and a complete set of documents must reach the Administrator's office by noon on the Thursday before. Incomplete submittals are returned. The committee answers in writing within 45 days of a complete submission, approval lapses if work hasn't started within nine months, and requests from owners not in good standing with the association aren't considered.

    The ARC can amend its standards by majority vote without notice, so ask the office for the current revision. Sea Trail lies inside the Town of Sunset Beach, whose public works spraying schedule runs it as two routes, and ARC approval doesn't cover Town, county or state codes. Turf questions in Sea Trail.

Does artificial turf count toward Sea Trail's 40% sod minimum?

The standards don't say. The January 6, 2026 revision never uses the words turf, synthetic or artificial. Ask the ARC in writing before you plan turf in the front yard, and keep its written reply with your layout.

Will turf count against my lot's built-upon area in Sea Trail?

Ask the ARC which line of the Storm Water Worksheet it belongs on. The standards count stone, gravel and concrete as built-upon area and allow no variance above your lot's limit. North Carolina's statute leaves drainable turf over a pervious surface out of built-upon area for state and local stormwater programs; the association's standards don't address it.

How tall can a dog-run fence be in Sea Trail?

Four feet, except on Planters Ridge lots 19 to 37. It must be wood, brick, stone or aluminum, never chain link or opaque, and approved by the ARC. It can't go in the front building setback, or in the rear setback of a lot bordering the golf course.

Can I add a putting green behind my Sea Trail home?

The standards don't name putting greens. Structures such as gazebos, playground equipment and fountains need ARC approval before installation, so submit a green on the change form with a site plan. If you want it fenced on a golf-course lot, the fence can't sit in the rear setback.

Do I need the Town of Sunset Beach as well as the ARC?

Ask both. The standards say ARC approval doesn't mean the work meets state or local codes, and that where Sea Trail's rules are stricter than the Town's, Sea Trail's apply. Take the layout to the ARC, and ask the Town about its own review of any grading and drainage.
