Keep the features that make it worth using.

Start with the patio, trees and routes across the yard. A worn lawn can become a defined turf area while beds remain, or part of the space can be used for a putting green. For pets, keep cleanup access and the door-to-yard route in the plan.

On a property beside farmland or open space, bring any known ditch or drainage information. Identify tree roots, old irrigation and wet patches before discussing removal.

Use the right requirements from the start.

The City of Boulder and unincorporated Boulder County have different review paths. Confirm your address and intended project with the responsible office, including any landscape or grading work.

For a townhome or association property, obtain the current requirements and establish who controls the work area. Bring written conditions to the estimate so the layout reflects the property rather than a nearby neighbor’s installation.

Parts of Gunbarrel have been annexed into the City of Boulder and take Boulder water; the unincorporated Boulder County parts are served by Left Hand Water District. Neighbors can be on different systems, so check who bills you for water first.

On Boulder water, the city has been on a Drought Watch since 1 April 2026: grass may be watered only in the morning before 10 or the evening after 6, and the city recommends no more than twice a week. Its permanent landscaping code already holds watering from 1 May to 30 September to those hours, drought or no drought, and the city sets each account a yearly water budget for irrigation (City of Boulder).

On Left Hand water, the district declared a Stage 1, or mild, water shortage in April 2026 (Left Hand Water District). Either way, turf sits outside every one of those rules.

City code on one parcel, county code on the next.

Annexed parcels fall under the City of Boulder's municipal code; unincorporated ones fall under Boulder County's Land Use Code, with no municipal landscaping ordinance on top. Gunbarrel has its own civic streak, too: residents formed the Gunbarrel Public Improvement District in 1993 out of concern about development next door (Gunbarrel).

HOAs are mixed. The older tract sections are largely free of them, while the newer infill has associations. At a detached single-family home, an HOA's design guidelines may regulate nonvegetative turf in the rear yard but not prohibit it (SB23-178). The townhomes along Spine Road and Lookout Road are attached, so ask their associations before you plan.

Niwot, just north, is simpler: the whole community is unincorporated, so every yard there sits under Boulder County's Land Use Code, which applies to all land within the unincorporated areas of Boulder County, not in cities or towns, and every address stays on Left Hand water, under the same Stage 1 shortage above. Niwot does have its own local body, the Niwot Design Review Committee, but it only reviews proposals within the Niwot Rural Community District I, and by its own rules does not have legal authority to grant Certificates of Appropriateness — it can weigh in but can't approve or block a backyard turf project.

Gunbarrel sits at 5,282 feet on the plains northeast of Boulder, on Boulder County's Pierre Shale and Laramie Formation clays, which a turf base should treat as swelling clay. The ground is flat to gently rolling, with easy access for machines.

Most yards here are 45 to 60 years old: thick thatch, clay compacted by decades of sprinklers, and big trees whose roots will lift an under-built base. Near the open space and farmland at the edges, some ground was ditch-irrigated for years and can carry a high seasonal water table and old ditch laterals, so check before digging deep.

The site gets prepared and the base built for that clay and those roots, with water led away from the house, and then the turf goes down, seamed and edged.
