Give pets, putting and the patio room to work together.

A dedicated dog area can sit near the house while a green uses a different part of the yard. Choose how much lawn you need between them, and retain beds or seating that already work. Bring the intended putting distances and any chipping plans to the visit.

Keep the property boundary and water routes clear.

If your yard backs onto a greenbelt or detention area, bring the property plan and mark any drainage channel or easement. Do not assume a low strip can be filled or used as part of the turf area.

Confirm the parcel’s jurisdiction and your association’s requirements rather than relying on the mailing address. Describe any grading or drainage changes along with the surface, and bring written conditions to the estimate.

This page is for the Cherry Creek in unincorporated Arapahoe County: about 1.67 square miles running roughly from Dayton Street east almost to Peoria Street, and from just north of Belleview Avenue south toward Arapahoe Road, with Greenwood Village mailing addresses (Wikipedia). Cherry Creek North is a different place, in Denver, in a different county and on a different water utility.

Cherry Creek State Park forms the northeast edge: 3,346 acres established in 1959 around an 880-acre reservoir, with 35 miles of multi-use trail and a marina (Wikipedia). Golf rings the rest, from Family Sports to the south to Meadow Hills to the northeast.

Because it's unincorporated, there's no town code of its own. County land-use and grading rules apply, and Greenwood Village's code starts one street to the north, which catches people out.

Your association's committee comes first.

Cherry Creek Vista, Hills West, Huntington Acres, Orchard Hills and Arapahoe Lake all have covenant-controlled associations with architectural committees, and most neighborhoods keep their own pool and tennis courts. State law keeps an association from forbidding nonvegetative turf in a detached home's rear yard (SB23-178), though the committee keeps its say over the front yard and how the job looks.

The Cherry Creek Vista Park and Recreation District runs seven tennis courts, a pool and six parks, and maintains 2.6 miles of county rights-of-way along Havana Street, Orchard Road and parts of Cherry Creek Drive (Cherry Creek Vista Park and Recreation District).

Strips like those are where Colorado's turf law now bites. Since 1 January 2026, SB24-005, as amended by HB25-1113, has kept local governments from allowing nonfunctional artificial turf on new common-interest property, rights-of-way and medians. Single-family back yards aren't touched by it.

Denver Water's rules, delivered by a small district.

Water here comes through small special districts rather than a city utility. Cherry Creek Village Water District is the likely provider for much of the area, with Southgate and Willows next door, and all of them buy their water from Denver Water (Denver Water). The name on your bill settles which one is yours.

Denver Water's Stage 1 drought runs from 25 March 2026 to 30 April 2027: two assigned days a week, watering only before 10 a.m. or after 6 p.m., no water on pavement, and leaks fixed within 10 days. After its board's declaration of 26 August 2026, there is no lawn watering and no spray irrigation at all after 30 September (Denver Water). Master-meter districts handle their own enforcement.

The rebates are spent. Resource Central's turfgrass-removal discount of up to $750 was fully allocated for 2026 in March, and it pays for a living, water-wise landscape rather than turf (Denver Water). The state's Turf Replacement Program is closed too (Colorado Water Conservation Board).
