Begin with what happens on the surface.

A field, training lane and recreational area can need different surfaces, edges and maintenance. Describe how people move, what equipment they use and the schedule the property needs to maintain. Ask for the proposed system and relevant product documentation before selecting it.

Settle planning questions before the final footprint.

Dove Valley is unincorporated, so confirm the parcel and intended project with Arapahoe County. Commercial and shared-area landscape requirements depend on the type of proposal; a product advertised as sports turf does not establish permission for any site.

For a home yard, bring applicable property requirements and explain how the space will be used. In either case, identify grading, drainage and removal separately in the written estimate.

Playing fields stay open to turf under Colorado's 2026 rules.

The Denver Broncos' headquarters and training camp, Broncos Park Powered by CommonSpirit, is in Dove Valley (Denver Broncos), and so is most of Centennial Airport. That makes this a place of fields, hangars and business parks as much as homes, and Colorado's turf law treats those very differently.

Since 1 January 2026, local governments can't allow non-functional turf on new commercial, institutional or HOA common-area projects, under SB24-005 and its 2025 amendment, HB25-1113 (SB24-005, HB25-1113). Athletic fields of play were excepted from the start, and playgrounds and sports fields count as functional turf.

So a practice field, a training area or a playground can still take artificial turf, while a decorative lawn outside an office building is the kind of installation the law is aimed at. Our guide to where Colorado draws the functional line has the definitions.

Flat airport-bench ground over clay that moves.

Dove Valley sits around 5,800 feet on the flat to gently sloping bench that holds Centennial Airport. Flat ground helps, because water can be sent off a field or a yard in a controlled way; it also means a thin base leaves puddles standing.

Under it is Front Range clay. The Colorado Geological Survey describes montmorillonite and bentonite clays, along with weathered volcanic ash, that can grow by up to 20% of their volume when they get wet and exert up to 30,000 pounds of pressure on every square foot. Heaved slabs and cracked foundations, driveways and sidewalks are the usual result (Colorado Geological Survey).

The fix is in the preparation. We grade the site, build a base suited to the clay, and lay, seam and edge the turf before the infill goes in, so a field or a yard stays level through wet springs and dry summers.

Centennial Airport covers about 1,400 acres, with three asphalt runways and a round-the-clock FAA tower with U.S. Customs, at 5,885 feet. It logged 337,947 aircraft operations in 2018, about 925 a day and 89% of them general aviation, and most of it lies in Dove Valley before it runs into Douglas County (Centennial Airport).

Around it sit the Randy Ross Tennis Center and company headquarters such as Key Lime Air's (Dove Valley). For a business here, the useful question is the one above: functional turf, like a play area or a putting green for staff, or a decorative lawn by the front door.
