    The museum moved out. The golf didn't.

    The World Golf Hall of Fame opened here in May 1998 and closed its World Golf Village campus in 2023, moving back to Pinehurst, North Carolina. The IMAX theater closed in 2024 and Murray Brothers Caddyshack on 27 June 2026, and as of September 2025 the county was weighing proposals for the empty Hall of Fame site ([Wikipedia](https://en.wikipedia.org/wiki/World_Golf_Village)).

    The courses stayed. King & Bear is the only course Jack Nicklaus and Arnold Palmer designed together, with Bobby Weed: par 72 over 7,279 yards, fully restored in a five-month project. Slammer & Squire, by Bobby Weed with Sam Snead and Gene Sarazen, plays par 72 over 6,939 yards ([St. Johns Magazine](https://www.stjohnsmag.com/golf-courses.html)).

    With two championship courses at the center of the community, the practice that counts happens between rounds. A backyard green with real break, a fringe and a few cups puts it steps from the lanai. On a golf-frontage lot, plan the green around the cart traffic, the overspray and the wear your own short game puts around the cups.

    Send your architectural board a turf plan and get its answer in writing. The Meadows bars non-plant lawn substitutes, so ask whether that covers turf; on a fairway lot, the board decides.

    A CDD, an HOA and a board for nearly every yard.

    Almost every home in World Golf Village sits inside a community development district and an HOA. Turnbull Creek CDD, set up in 2004, covers Murabella, with its amenity center on Positano Avenue ([Turnbull Creek CDD](https://turnbullcreekcdd.com/)). Plan on sending your architectural board a plan for any turf, and get its answer in writing.

    One village publishes its rulebook, and it shows what a board here actually writes down. The Meadows at World Golf Village bars "painted concrete and plastic plants" and adds that "non-plant materials may not be used as a substitute for a lawn" (rule 207.8, October 2025). Rule 207.14 then fixes the ground under any new surface: the grading through the community "is designed to promote proper drainage and may not be changed" ([The Meadows rules](https://img1.wsimg.com/blobby/go/45ad12ad-696f-4ee1-a526-58a4f41d76ca/downloads/621cbd11-e1ee-45b3-834b-90c819d44dd9/Rules%20and%20Regulations%20-%202025%20October%20-%20Meadows.pdf)). Neither line names synthetic turf, so ask your own committee in writing whether it reads turf as a lawn substitute, and plan the green inside the grade the plat already set.

    On a fairway lot, Florida law gives you less cover than you might think. An HOA can't restrict turf that isn't visible from the frontage, the neighbors, a common area or a community golf course ([Fla. Stat. 720.3045](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&Search_String=&URL=0700-0799/0720/Sections/0720.3045.html)), and a green that a King & Bear or Slammer & Squire fairway looks onto fails that last test. The board decides.

    A 2026 change matters too: from 1 July, a community development district enforcing deed restrictions sits outside the state law that bars local turf bans ([SB 1180](https://www.flsenate.gov/Session/Bill/2026/1180/Analyses/2026s01180.fp.PDF)). And Florida's law protecting Florida-Friendly landscaping never mentions artificial turf, so it won't override a board either ([Fla. -   ### The ground

    Back yards here often end at a pond or swale, with a low corner that stays wet after storms and dry in drought. The free visit checks your slope and ground.

    World Golf Village sits on flatwoods sand of the Myakka type: dark gray sand on top, gray sand down to roughly 26 inches, and below that an organic-stained hardpan reaching about 60 inches, with the water table within 10 inches of the surface for one to five months a year. Across St. Johns County, USDA soil survey data rates 78.5% of mapped acres poorly or very poorly drained ([USDA NRCS](https://sdmdataaccess.nrcs.usda.gov/)).

    Ponds, wet preserves and golf drainage swales run through the plats, so a lot of back yards end at water. The usual result is a rear corner that stays soggy after a storm and bakes bare in a drought. On the free visit we look at the slope and the ground, and we build the base to move that water through and away.

    Shade depends on the street. The older lots around the resort core and King & Bear keep mature live oaks and pines, while Murabella and the newer sections are open to the sun. ### Does the county limit how much of my lot I can cover?

The county's residential districts allow up to 70% impervious surface and require at least a 10-foot rear yard, though most of World Golf Village runs on its own planned-development plats ([LDC Article VI](https://www.sjcfl.us/wp-content/uploads/2024/01/article-vi.pdf)). The code has no turf provision; your plat and your board are the limits to check.

### Can an amenity center count turf toward its required landscaping?

Not toward what the county requires. Its code bars artificial plants from satisfying any required landscaping on development that needs a permit, and it exempts golf courses and sports fields from its Florida-Friendly planting rules ([LDC Article VI](https://www.sjcfl.us/wp-content/uploads/2024/01/article-vi.pdf)). A back yard is outside that rule.

### Once the order lifts, how long can new plantings be watered in?

Under the normal rules, new landscaping may be watered daily for its first 30 days, then every other day for 30 more ([St. Johns County](https://www.sjcfl.us/protect-our-water/)). Under Phase III, new sod and new plantings aren't allowed at all.

### How long does architectural approval take in World Golf Village?

Each village sets its own clock, so ask yours for the answer in writing. The Meadows at World Golf Village gives its committee twenty business days from a complete application, lets it call for a sample or a mock-up first, and allows an appeal within fifteen business days of a denial; silence "does not constitute an approval or rejection" ([Architectural Guidelines, June 2025](https://img1.wsimg.com/blobby/go/45ad12ad-696f-4ee1-a526-58a4f41d76ca/downloads/ab69a89b-fb00-43f1-9ba8-a4aa3b49b907/Architectural%20Guidelines%20-%202025%20June%20-%20Meadows.pdf)). A request reaches the next meeting only if it arrives at least 48 hours ahead ([The Meadows HOA](https://themeadowswgv.com/rules-regulations)). Committee approval is separate from any county permit.

### My community documents never mention artificial turf. What do I ask?

That gap is normal here. The Meadows' landscape section talks about which grass varieties may replace a lawn, not about synthetic turf, while its declaration, recorded in St. Johns County Official Records book 1657, page 1267 in 2001, has always required approval for any "landscaping or landscaping device or object" ([recorded declaration](https://img1.wsimg.com/blobby/go/45ad12ad-696f-4ee1-a526-58a4f41d76ca/downloads/_The%20Meadows%20-%20Covenants%2C%20Amendments%20and%20HOA%20I.pdf)). So put two questions to your committee: does it treat synthetic turf as a lawn substitute, and what does it want to see, a plot plan, the spec sheet or a physical sample. Get the answer in writing before the layout is final.
