    Make the space beside the house useful.

    A strip by the deck, a courtyard or a marsh-side lawn can serve a different purpose from a broad suburban yard. Choose a pet area or putting line while preserving stairs, service access and the route around the house.

    For a part-time home, agree who will remove blown sand and debris and handle any pet cleaning between visits. Turf removes routine mowing from its area, but it still needs care.

    On the marsh side, set the distance from the shoreline and keep swales and ditches clear. Edge and seam anchoring belongs in the plan, but don't count on turf to protect against floods or storms.

    On the ocean side, confirm the coastal construction line and any dune restrictions before finalizing the work area. On the marsh side, establish the shoreline separation and keep swales, ditches and maintenance routes clear.

    The applicable Florida turf standard calls for anchoring at edges and seams; that should be part of the installation discussion, without a promise that turf will protect the property from flooding or storms. For a condominium or gated community, obtain the appropriate property and building requirements separately.

    Lots here are deep and narrow, so the yard is usually a courtyard, a strip beside the deck or the marsh side. Salt and steady onshore wind make grass hard to keep.

    South Ponte Vedra Beach isn't a city or a census place. It's a ribbon of homes along about 10 miles of two-lane A1A between Ponte Vedra Beach and Vilano Beach, with the Atlantic on one side and the Guana River and the Intracoastal on the other (Homes.com). The Guana Tolomato Matanzas reserve holds most of the land behind it, so new building is scarce.

    Homes run from 1960s to '80s beach cottages and stilt houses to custom oceanfront rebuilds from the 1990s on. Lots are deep and narrow, running back from the beach, so the outdoor space is usually a courtyard, a strip beside the deck or a yard on the marsh side, not a square back lawn.

    It's a hard place for grass. Salt blows in off the Atlantic, the onshore wind is steady, and the dune line has been washed out and rebuilt again and again. In January 2018, erosion from Hurricane Irma took the dune out from under a house on South Ponte Vedra Beach Boulevard, and part of it collapsed ([News4JAX](https://www.news4jax.com/news/2018/01/04/ponte-vedra-beach-house-collapses/)).

-   ### The state standard

    On a single-family lot of an acre or less, turf must be anchored at every edge and seam and withstand wind or flooding. Turf that meets that standard can't be banned by the county.

    Florida's turf standard was written for weather like this.

    Since 19 May 2026, Florida's standard for turf on a single-family lot of an acre or less has required it to be anchored at all edges and seams and, at a minimum, to withstand the effects of wind or flooding ([DEP Rule 62-308.100](https://flrules.org/gateway/ruleNo.asp?id=62-308.100)). Turf that meets the standard can't be banned by the county ([Fla. Stat. 125.572](https://www.flsenate.gov/Laws/Statutes/2025/0125.572)).

    The same rule keeps turf permeable and free of intentionally added PFAS and heavy metals, and bars it from adding stormwater runoff or harming the property next door. No in-ground irrigation may run under it.

    If your lot is on the ocean side, find out where the state's Coastal Construction Control Line falls before you plan anything near the dune. The state's permitting covers work seaward of that line, and St. Johns County's dune protection rules apply as well.

-   ### Associations

    In a gated HOA such as Turtle Shores, the board still rules on turf the street can see, and many older A1A lots have no association. Condominiums like Serenata Beach follow a different approval route.

    Some lots answer to a board. Many answer to no one.

    Associations here are patchy. Gated enclaves such as Turtle Shores, with its pedestrian tunnel under A1A to an oceanfront pavilion ([Frankel Realty Group](https://www.frankelrealtygroup.com/turtle-shores.php)), have an HOA, and Florida law stops it restricting turf that can't be seen from the frontage, a neighbor, a common area or a community golf course ([Fla. Stat. 720.3045](https://www.flsenate.gov/Laws/Statutes/2025/720.3045)). What the street can see is still the board's call. Many of the older lots strung along A1A have no association at all.

    Serenata Beach is different again. Its 88 oceanfront flats, built from 2000 to 2002, are a condominium, not an HOA, so a different statute and a different approval route apply ([Frankel Realty Group](https://www.frankelrealtygroup.com/serenata-beach.php)). Ask the condominium association before you plan a courtyard or a terrace.
