The short answer

## Does a fairway-facing Sawgrass yard need association review for turf?

Expect to. Florida's HOA law only shields turf that can't be seen from the frontage, a neighboring lot, a common area or a community golf course. On a fairway-facing yard, your architectural board decides. Ask which boards must sign off.

- ### The short game at home

Size the green around the putt lengths and slopes you want to practice, with room to stand and walk around it. Name your association, Country Club or Players Club, when you ask what to submit.

See the rule on the short game at home

Put useful lines ahead of extra cups.

Start with the putt lengths and slopes you want to practice. Leave comfortable standing space and a route around the green. A fringe or chipping area should have a purpose in the layout, rather than simply filling the remaining ground.

Sawgrass Country Club and Sawgrass Players Club have different communities and governing documents. Use the exact property and association when asking what the proposed change must include.

- ### Oaks and lagoons

Where the state standard applies, turf needs an arborist's finding to sit inside a drip line, and generally stays 10 feet from the water unless a seawall or bulkhead separates it. Mark both limits first.

See the rule on oaks and lagoons

Draw the limits before the outline.

Where Florida’s residential turf standard applies, turf inside a tree’s drip line needs a certified arborist’s finding that the installation will not harm the tree. Otherwise, retain suitable landscape beneath the canopy.

The same standard generally requires 10 feet from a waterbody’s high-water line, with an exception where a seawall or bulkhead separates it. Keep swales and pond littoral areas clear. Bring those boundaries and any maintenance access into the plan before the green is sized.

- ### Putting greens

A backyard green lets you work on four-footers on a weeknight without booking a tee time. We build the base for your soil, and you approve the layout first.

See the rule on putting greens

The Stadium Course is the local standard.

Sawgrass is two gated communities built around famous golf. The Players Club side, west of A1A, wraps around TPC Sawgrass: the Players Stadium Course, home of THE PLAYERS Championship every March and its island-green 17th, and Dye's Valley ([Ponte Vedra Focus](https://www.pontevedrafocus.com/blog/neighborhood-spotlight-tpc-sawgrass/)). The PGA TOUR's headquarters is here too, on PGA TOUR Boulevard. East of A1A, Sawgrass Country Club plays 27 holes by Ed Seay, as three nines named East, West and South ([Sawgrass Country Club](https://www.sawgrasscountryclub.com/history)).

When the course down the road is a tour venue, a backyard green has to earn its place. We build the base for your soil, shape the break you want, and set as many cups as the space allows, with a fringe around the edge. It's where you work on four-footers on a weeknight, without booking a tee time.

- ### HOA rules

Expect your board to ask for a plot plan, spec sheet, base and infill details and a turf sample. On the Country Club side, each submission needs a review fee and a separate construction deposit.

See the rule on hoa rules

On a fairway lot, the board has the final say.

Florida law stops an HOA restricting artificial turf that can't be seen from the frontage, a neighboring lot, a common area or a community golf course ([Fla. Stat. 720.3045](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&Search_String=&URL=0700-0799/0720/Sections/0720.3045.html)). That last clause matters more in Sawgrass than almost anywhere. A large share of lots here face a fairway, and a green the course can see falls outside the statute, so your architectural board decides.

Every home here sits under a master association, and nearly every one of the 16 Players Club subdivisions and each Country Club village adds its own sub-association and architectural board (Sawgrass Players Club). Expect the board to ask for a plot plan, the product's spec sheet, the base and infill details and a sample of the turf. The layout you approve with us before work starts is where that packet begins.

On the Country Club side, the association's architectural review application (dated June 2024) requires two checks with every submission: a nonrefundable review fee and a separate construction deposit, refunded in whole or in part after a compliance inspection, with any penalties or fines taken out of it first. Outdoor work is limited to Monday through Friday, 7 a.m. to 5 p.m., and Saturday, 7 a.m. to 3 p.m., with none on Sundays or the designated federal holidays, so build those hours into your install schedule (Sawgrass Association). On the Players Club side, the master association's architectural review board has its own coordinator, and each of the 16 subassociations keeps its own board and governing documents ([Sawgrass Players Club](https://sawgrassplayersclub.org/architectural-review/)). Confirm with your subassociation and the master board which sign-offs your project needs; neither source sets an order between them.

State law doesn't override the board, either. Fla. Stat. 125.572 and DEP Rule 62-308.100 limit what counties and cities can ban, not what a private association can ([DEP](https://floridadep.gov/sites/default/files/SyntheticTurfFAQ%20final.pdf)). Our guide to [turf and Florida HOAs](https://www.timelessgrass.com/guides/florida-friendly-landscaping-and-hoas/) goes further.

- ### Oaks and lagoons

Turf must be permeable, with no in-ground irrigation. On a lot sloping to a lagoon, the often-soggy 10-foot strip can stay planted, and we draw the layout around drip lines and the water line.

See the rule on oaks and lagoons

Old oaks and lagoon edges set the layout.

Sawgrass went up from the late 1970s through the 1990s, and many yards now sit under decades of live oak, laurel oak and slash pine. Grass laid in full sun around 1980 has been losing to the shade and the roots ever since. Turf doesn't need the sun, but the state's standard has a say in where it goes.

Under DEP Rule 62-308.100, turf can't go inside a tree's drip line unless a certified arborist confirms it won't harm the tree, and it has to stay at least 10 feet from a natural or man-made waterbody, such as a golf lagoon, measured from the high water line. It can't sit in a swale, a ditch or a stormwater pond, it has to be permeable, and turf areas can't have in-ground irrigation ([DEP Rule 62-308.100](https://flrules.org/gateway/ruleNo.asp?id=62-308.100)).

On a lot that slopes to a lagoon, the low edge often stays soggy anyway, so that 10-foot strip can stay planted while the usable yard above it goes to turf. We draw the layout around the drip lines and the water line, and you approve it before any work starts.

FAQ

## Turf questions in Sawgrass.

### Who installs artificial turf in Sawgrass, FL?

We install backyard putting greens, artificial turf and pet turf in Sawgrass, FL. Many lots here face a fairway, and Florida's HOA law only protects turf that can't be seen from a community golf course, so on those lots your architectural board decides. Old oaks and lagoon edges also shape where turf can go under the state's standard. Call 303-349-2368 for a free estimate.

### Does St. Johns County restrict artificial turf in Sawgrass?

Not in its code. The county's Land Development Code doesn't mention artificial turf ([St. Johns County LDC](https://www.sjcfl.us/wp-content/uploads/2024/01/entire-ldc-march-4-2025.pdf)), and state law now stops the county banning compliant turf on a single-family lot of an acre or less ([Fla. Stat. 125.572](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&Search_String=&URL=0100-0199%2F0125%2FSections%2F0125.572.html)). In Sawgrass the gate is your association, not the county.

### When the watering order lifts, when can I water a lawn?

The district's normal schedule comes back: in daylight saving time, Wednesday and Saturday for odd addresses and Thursday and Sunday for even, then one day a week in winter (SJRWMD). Each zone gets no more than 3/4 inch and one hour. A green needs none of it.

### How big should a backyard putting green be?

Big enough for the putts you practice most. A few cups and a fringe fit many Sawgrass back yards, and a patio-home courtyard takes a smaller green. We measure on the free visit and draw the layout with you, so you see the size before any work starts.

### Can turf go in the courtyard of a patio home or townhome?

Yes. Many Sawgrass patio homes and townhomes have small walled courtyards, and turf gives you a green floor there with nothing to mow. A courtyard behind a wall is often out of sight of the street and the course, which is the test in Florida's HOA law ([Fla. Stat. 720.3045](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&Search_String=&URL=0700-0799/0720/Sections/0720.3045.html)). Check your sub-association's rules all the same.
