On the narrower lots, the back yard between the lanai and the rear line is a few strides deep, and on a large share of them that line is a retention pond or the edge of a preserve. Grass can't recover in a space that small. Two kids and a dog cross the same few feet all day, and the builder's sod gives out along the fence first. If yours has already been replaced once, turf ends the cycle: no bare path, no mud at the slider, nothing to reseed. Most lots here get full sun, because the trees are young. Lots that back onto the preserve in Crosswater and Coastal Oaks have more mature canopy, and more shade. - ### ARC and CDD Your neighborhood's architectural committee approves your yard. Since 1 July 2026, state protection from local turf bans doesn't reach a CDD enforcing deed restrictions, so ask yours in writing whether any touch turf. The Tolomato Community Development District, in the St. Johns County part, and the Split Pine CDD, in the Duval part, own and run the common ground: Splash Water Park, the Nocatee Swim Club, Greenleaf Pavilion and the parks ([Tolomato CDD](https://mytcdd.com/)). Your neighborhood's HOA and its architectural committee govern your yard. Approval goes neighborhood by neighborhood, so ask yours for its turf standard in writing. Behind a privacy fence, Florida law is your strongest card. An HOA can't restrict turf that isn't visible from the frontage, a neighboring lot, a common area or a community golf course ([Fla. Stat. 720.3045](https://www.flsenate.gov/Laws/Statutes/2025/720.3045)). A fenced interior lot usually clears that test; a yard open to a pond or a common area may not. One recent change matters here more than almost anywhere. Since 1 July 2026, the state's protection from local turf bans doesn't reach a community development district enforcing deed restrictions ([SB 1180](https://www.flsenate.gov/Session/Bill/2026/1180/Analyses/2026s01180.fp.PDF)). That schedule ran until 2 November 2025, when the standard rules came back ([JEA Nocatee watering](https://www.jea.com/nocateewatering)). Across St. Johns County, a Phase III water shortage order has limited utility and well irrigation to one day a week since 11 May 2026, and new sod is restricted ([St. Johns County](https://www.sjcfl.us/phase-iii-extreme-water-shortage-declaration-may-2026/)).
