The name runs deep. Mill Creek Academy traces its line to an 1879 log schoolhouse with a fireplace, rebuilt after a fire in 1893, again as a one-room school with a wood stove in 1914, and as a six-classroom building with an auditorium in 1928. The area had no electricity until 1948, and Mrs. Pacetti taught there from 1926 to 1975 ([Mill Creek Academy](https://www-mca.stjohns.k12.fl.us/about/)). Two kinds of lot sit side by side. New SilverLeaf, Grand Oaks, TrailMark and Mill Creek Forest homes come with young HOAs and CDDs whose architectural boards are active and strict, so ask yours for its turf standard in writing. This corridor is turning from Pacetti-family farm and timber ground into subdivisions, and builder lots here are fill-graded and machine-compacted. The sand looks like a ready-made base. It's a compacted layer sitting over the natural flatwoods hardpan, and after a storm it holds water at the surface. The county starts out wet: on 75.7% of its mapped acres, the water table comes within six inches of the surface at some point in a normal year ([USDA soil survey data](https://sdmdataaccess.nrcs.usda.gov/)).
