Tom Fazio's Long Point, from 1987, is the private, member-owned course of The Amelia Island Club, and the resort's new Little Sandy adds a 10-hole short course and an 18-hole putting course (Omni Amelia Island). Off the resort, the private Amelia River Club plays TifEagle greens, and more courses line Amelia Island Parkway (Amelia Island). If that's your weekly round, a flat mat out back won't do. Nearly every address on the south end sits inside a gated community with an architectural review board: the Amelia Island Plantation Community Association and its villa and neighbourhood associations, Amelia Surf & Racquet Club, Summer Beach, The Amelia Island Club. Turf goes through that board like any other change to the yard, and the plan you sign off with us becomes the heart of the submission. Inside Amelia Island Plantation, the ARB's own rule reaches further than a typical HOA: any work that changes the exterior of your property, including the landscape, needs an application and prior approval before you start, not after. That standard names all tree removal, all major re-landscaping, all new exterior construction, renovations and site improvements, and any activity that affects the natural environment (AIPCA). A turf lawn, pet area, putting green or pool surround counts as landscape work under that rule even in a backyard no street can see, and clearing a tree to make room for it is its own separate approval. The board's review standard is that constructed elements be 'expressed in forms, colors and textures that blend and complement' the natural setting — plan color, pile and edging with that language in mind, and confirm the current requirement with the association before the layout is final. State law is less help here than people hope. Florida's HOA statute protects turf only where it's out of view from the frontage, next door, shared ground or a golf course the community shares ([Fla. Stat. 720.3045](https://www.leg.state.fl.us/Statutes/index.cfm?App_mode=Display_Statute&Search_String=&URL=0700-0799/0720/Sections/0720.3045.html)), and on an island of fairways, marsh views and shared paths, plenty of yards are in view. Inside Fernandina Beach, the city's code and, in its historic districts, the Historic District Council apply; south of the city line the island is unincorporated Nassau County (Nassau County). Oceanfront lots add the coastal construction control line and dune protection rules. - ### Island ground Near the marsh, the water table sits shallow, so base depth and drainage decide how turf holds up. We look for shell and root plates at the free visit and plan the base around them. See the rule on island ground Salt on the dune side, marsh on the river side, oaks in between. It's barrier-island sand throughout, but not uniform. Dune-side lots take salt spray and onshore wind, which burn turfgrass and keep sprinklers running. Interior Plantation lots sit in deep maritime-forest shade under live oak and pine. West-facing lots on the tidal marsh sit over a shallow water table, and salt gets into the soil. Sugar sand drains fast but holds no nutrient, which is half of why sod struggles, and near the marsh the base depth and drainage design, not the turf, decide whether an install still looks right in year three. Shell and root plates limit trenching on many lots, so we look for them during the free visit, then plan the base around them. Lots here are rarely rectangular: courtyard gardens, small pool decks, dune-side terraces and marsh-front lawns on wooded, irregular parcels from the 1970s resort era onward.
