When rear-yard turf is proposed, the remaining rear-yard area is limited to 30% non-living material. Keep living beds in the layout and confirm the calculation and current submission requirements with the committee before finalizing it.

    The standards also require existing drainage patterns to be preserved and call for approval of excavation deeper than 18 inches. Show the proposed preparation on the plan and bring the original drainage information. Any needed grade or drainage change should be resolved before the surface is installed.

    Stonegate's covenant is unusually clear about turf. The SVOA's Community-Wide Standards of 2 October 2023 let you submit artificial turf, as a xeric option, for the rear yard only, and if you do, the parts of that rear yard the turf doesn't cover can be no more than 30% non-living material (SVOA Community-Wide Standards).

    A wider cap sits behind it: no more than 30% of a front, side or rear yard may be covered with non-living material. On a corner lot, the side yard needs irrigated sod held no more than 5 feet back from the foundation. The Standards even sketch the look they want, with turf in smaller outlined areas and beds of living plants around it, and your custom layout can follow that from the first drawing.

    Stage 1 gives addresses three watering days a week, with none on Wednesday. A new sod lawn needs a 21-Day Watering Exemption Permit; a synthetic one needs no watering permit and no water.

    Stonegate Village Metropolitan District is your water and wastewater utility, and its Stage 1 drought restrictions took effect on 22 April 2026 ([SVMD](https://www.svmd.org/files/85a0f0637/Stage+1-+Drought+Restrictions.pdf)). Addresses ending in an even number water on Sunday, Tuesday and Friday; odd numbers get Monday, Thursday and Saturday, the same days as multi-family, commercial and irrigation accounts. Nobody waters on Wednesday, and watering happens before 10:00 a.m. or after 6:00 p.m. only.

    The district warns that continued dry weather could bring Stage 2 and tighter limits. A new sod lawn needs a 21-Day Watering Exemption Permit to get established; a synthetic one needs no watering permit and no water ([SVMD](https://www.svmd.org/)).

    There's no turf rebate to chase. The district offers none, and the state's turf-replacement grant program closed to new applications in March 2025 and only ever funded living landscape (CWCB).

The Colorado Geological Survey names poor surface drainage, and sprinkler water reaching the soil by a foundation, among the ways a landscape can damage a house ([Colorado Geological Survey](https://coloradogeologicalsurvey.org/hazards/expansive-soil-rock/)).

    The Standards put drainage on you: it shouldn't be changed from the builder's original grading, and no landscape change may alter how the lot drains. They also treat any digging deeper than 18 inches as excavation that needs approval, so put the depth of the turf base on the plan you submit.
