    Sterling Ranch is still being built. Construction began in early 2016, and the plan runs to nine villages on 3,400 acres over about 20 years ([Sterling Ranch](https://en.wikipedia.org/wiki/Sterling_Ranch,_Colorado)). Yards are often handed over raw or barely landscaped at closing, so turf here is usually a first landscape rather than a replacement.

    Every lot sits under the Sterling Ranch Community Authority Board and one of seven metropolitan districts, and any change to the outside of the home or the lot needs the CAB's written approval before work starts, drawn to its Code of Rules Guidebook (Sterling Ranch CAB). Ask the CAB in writing whether its standards limit artificial turf, and where, before the layout is settled.

    For a detached house, state law sets a floor under the CAB's rules: Colorado's SB23-178 keeps HOA design guidelines from ruling nonvegetative turf out of the back yard (SB23-178).

    New lots often have compacted fill that drains poorly, with a builder grade that shouldn't be changed. The free visit measures the way in and checks the ground before we draw the layout.

    Sterling Ranch sits at 5,709 feet on the bench between the plains and the foothills, west of Chatfield and just below Waterton Canyon and Roxborough State Park. Its clay carries the swelling risk of bentonite and montmorillonite that the Colorado Geological Survey describes along the Front Range ([Colorado Geological Survey](https://coloradogeologicalsurvey.org/hazards/expansive-soil-rock/)).

    A new lot adds its own problems: heavily compacted construction subgrade and imported fill that drains poorly and settles unevenly, debris in the top layers, and a builder's rough grade that shouldn't be changed. If a chase drain installed by Douglas County or the CAB runs through your yard, the base has to leave it working.

    Narrow side yards and tight rear setbacks make access the other half of the job. The free site visit measures the way in, checks the ground and finds the drains before the layout is drawn.

    Turf fits the community's water-saving plan as the part of the yard that uses no water. Don't count on a rebate — the state's turf grants excluded artificial turf and closed in March 2025.

    Dominion Water and Sanitation District, set up in 2004, supplies water and wastewater service across some 33,000 acres of northwest Douglas County and built a treatment plant inside Sterling Ranch. It broke ground on the Chatfield Basin Water Reclamation Facility in August 2025, and its supply comes through partnerships with Denver Water, Aurora Water and Douglas County systems, from sources up to 85 miles away ([Dominion Water and Sanitation District](https://www.dominionwsd.org/)).

    Sterling Ranch runs Colorado's first community-wide rainwater harvesting program, managed by Dominion, and its homes come with advanced water metering and smart irrigation controls. With Denver Botanic Gardens, the community also publishes a list of drought-tolerant plants for residents ([Sterling Ranch](https://sterlingranch.com/our-story/sustainability/)).

    Turf fits that plan as the part of the yard that uses no water at all, set among plants from that list. Don't count on a rebate for it: the state's turf-replacement grants excluded artificial turf and then closed in March 2025 (CWCB).
