    From 1 October 2026, watering grass is banned on Crestview water, with fines; trees, shrubs and perennials can still be watered by hand or drip. A turf lawn needs none of it.

    From 1 October, the lawn gets no water at all.

    Sherrelwood is unincorporated, so there's no city water utility. Homes inside Crestview Water and Sanitation District buy water from the district, which Denver Water supplies through a master meter (Denver Water). By contract, Crestview says, it and its customers must follow Denver Water's watering restrictions. Its drought page says that from 1 October 2026 no outdoor watering is allowed, and fines will be applied ([Crestview Water](https://www.crestviewwatercolorado.gov/drought-watering-restrictions)).

    The rule is Denver Water board resolution #002a-2026, adopted on 26 August 2026 ([Denver Water resolution](https://www.crestviewwatercolorado.gov/files/dee7315b4/October+1%2C+2026+Watering+Restrictions+Resolution.pdf)). Watering any grass is prohibited after 30 September. Trees, shrubs and perennials can still be watered any day by hand-held hose with a shutoff nozzle or by drip, never by sprinkler. Grass watering after that date is a willful violation, with penalties that include fines up to $2,000, a flow restrictor and suspended service. Ask Crestview how it will apply them.

    It isn't a one-season pause. The ban stays until the board decides how and when lawn watering can resume, and Denver Water says sprinklers need to stay off in spring 2027 pending a new board resolution (Denver Water).

    Check which district bills you before assuming Crestview's rules apply. Denver Water's rebates don't cover artificial turf, and Thornton's turf rebate and Northglenn's fines apply to their own water customers only.

    Crestview describes its area as roughly Tennyson Street on the west to I-25 on the east, and 56th Avenue on the south to what its map calls Sherrylwood Lane on the north ([Crestview Water](https://www.crestviewwatercolorado.gov/boundary-map)). Those lines are rough, so go by the provider named on your bill. If it isn't Crestview, ask that district which restrictions it follows.

    Don't count on a rebate. Crestview says Denver Water processes all of its customers' water-related fixture rebates ([Crestview Water](https://www.crestviewwatercolorado.gov/residential-rebates)), and Denver Water's lawn programs don't allow artificial turf, as our [guide to metro turf rebates](https://www.timelessgrass.com/guides/colorado-water-rebates-and-turf/) sets out. -   ### Adams County

    Adams County bars artificial turf as landscape material for new development or a change in use, unless you get an approved alternative design. Ask Community and Economic Development in writing whether your yard needs one.

    Adams County's Development Standards and Regulations are the code here. Section 4-19-04-01 says no artificial trees, plants or turf shall be used as a landscape material. An applicant who wants artificial turf has to meet the minimum standards for required plants and send a request for an alternative turf design, with drainage specifications, to the Director of Community and Economic Development ([Adams County DSR, Chapter 4](https://adamscountyco.gov/wp-content/uploads/2025/08/dsr-chapter-04.pdf)).

    Section 4-19-02 says that reaches new development that hadn't applied for a building permit when the section took effect, and existing development that needs a change in use permit. A change in use means the essential character of the activity on a lot changes, such as a move from one permitted use category to another. The chapter doesn't name an existing yard either way. Ask Community and Economic Development in writing whether your lot needs a request.

-   ### The 2027 rewrite

    Adams County's draft code, up for hearings this autumn, still bars artificial turf as landscape material and would require a functional use for it. Ask before you plan past 1 January 2027.

    A new county code goes to hearings this autumn.

    Adams County is rewriting its development standards (case PRC2026-00016). The Planning Commission hearing is on 22 October 2026 and the county commissioners' hearing on 17 November 2026. Written comments close on 2 October 2026, and if adopted, the new code starts on 1 January 2027 ([Adams County](https://publicinput.com/j80053)).

    The updated draft of Chapter 4 still bars artificial trees, plants or turfgrass as a landscape material, and adds a test: an applicant must also demonstrate a functional use for the artificial turf ([draft Chapter 4](https://publicinput.com/Customer/File/Full/e40b4904-fb03-43e3-a1e2-576485de1223)). Its applicability table lists adding landscaping to an existing site as a trigger for the landscaping rules, while its text says they generally apply to new construction. If your turf would go in after 1 January 2027, ask the county which reading covers a home yard. The project line is 720-523-6949.

    For business and shared property the draft goes further: no nonfunctional artificial turf on commercial, institutional, industrial or common interest community property, or in rights-of-way, parking lots and medians, as part of new development or redevelopment. -   ### The ground

    Loam just 6 or 7 inches deep sits over clay that swells and cracks, and rain through the turf stops there. Without a proper base, turf over it can ripple.

    USDA soil maps at points inside Sherrelwood show Platner loam on 0 to 5 percent slopes and Ulm loam on 3 to 5 percent slopes. Both put 6 or 7 inches of loam over clay: about 40% clay in Platner and 45% in Ulm, with a linear extensibility of 7.3 to 7.5. Water moves through that layer at a tenth of the loam's rate or slower. Other points map as shallow soils and shale outcrop ([USDA Soil Data Access](https://sdmdataaccess.sc.egov.usda.gov/)).

    Clay like that swells when wet and shrinks and cracks as it dries, and an unwatered yard dries out. Turf laid over it without a proper base can ripple, and rain that drains through the turf stops at the clay.     Adams County Code Compliance still lists tall, overgrown grass, weeds and brush (12 inches) as environmental blight in unincorporated Adams County ([Adams County](https://adamscountyco.gov/our-county/community-safety-wellbeing/neighborhood-services/code-compliance/)). An artificial lawn has nothing to mow.
