    Lafayette's drought rules are mandatory, not a request.

    Lafayette moved to a mandatory Stage 1 drought response on 10 April 2026, with increased enforcement (City of Lafayette). The city is aiming for a 10% cut in overall demand and up to 17% less outdoor watering, because both of its sources, Boulder Creek and the Upper Colorado River, peaked nearly a month early, and Boulder Creek ran at less than half its historical average.

    Irrigation systems are capped at two days a week, with a third only when absolutely necessary, and landscapes get no water from 10 in the morning until 6 at night.

    Artificial turf fits those rules without trying: no watering days to plan, no sprinkler water to keep off the pavement, and nothing browning while you wait for the next allowed day.

    Out front, three quarters of the yard has to stay alive.

    Lafayette's code puts a number on the front yard. At least 75% of the gross front yard area, driveways excluded, has to be landscaped with live materials, and the same section says artificial grasses cannot be used to satisfy those landscaping requirements ([Lafayette Municipal Code, Sec. 26-19-5](https://library.municode.com/co/lafayette/codes/code_of_ordinances?nodeId=COOR_CH26DEZO_S26-19DEIMST_S26-19-5LAREGU)). The code adds that artificial materials are not banned outright. They just don't count toward what the city requires.

    So the back and side yards are where an artificial lawn does its work, and out front it sits with the planting instead of replacing it. The section covers new development and anything needing site plan review since March 2004, and a single-family building permit has to meet the front-yard rule even though it needs no landscape plan. Whether a landscaping change at an existing home is caught by it is the city's call: ask the Planning Division whether Sec. 26-19-5 applies to your project and what counts toward the 75%. Where the rule creates a practical difficulty, the planning director can grant a variance.

    The code itself is on the way out. Lafayette is rewriting its land use code for the first time in nearly 40 years, and City Council's final vote is scheduled for 15 September 2026 ([Lafayette Listens](https://lafayette-listens.com/landusecode)). Ask which code your project falls under before the layout is fixed.

    Low ground by Coal Creek, Waneka Lake and Baseline Reservoir drains poorly. At the free visit we see where water sits, then build a base with fall that sends rain off the yard.

    Around Indian Peaks, the USDA maps Colby, Heldt, Nunn and Hargreave soils, with montmorillonite and smectite clays among them, on gentle ground ([USDA Soil Data Access](https://sdmdataaccess.nrcs.usda.gov/)). It also maps two poorly drained soils, Calkins and Loveland, in the low ground along Coal Creek and around Waneka Lake and Baseline Reservoir.

    Flat ground, swelling clay and a high water table are the mix that leaves standing water and soft spots under a poorly built lawn. So a Lafayette base is about drainage: a sub-base that lets water through and a surface with positive fall, so rain leaves the yard instead of sitting under the turf.
