    Grand View Estates runs on private wells rather than a water utility, so there's no watering calendar to look up. The Grandview Estates Rural Water Conservation District exists to protect that individual exempt well supply. Whether you may water a lawn at all is written on the permit for your well.

    Colorado's [Guideline 2023-1](https://dnrweblink.state.co.us/dwr/ElectronicFile.aspx?docid=4187690&dbid=0) explains why that matters here. An exempt permit issued under the state's standard presumption on a parcel of less than 35 acres is limited to household use inside one home, with no outdoor use, and most lots in Grand View Estates are two acres. Other permits, including registrations for wells put to use before May 8, 1972, can allow watering of up to one acre of home gardens and lawns.

    So look before you plan. The Division of Water Resources' Well Permit Search opens the file for your well, and that file lists its allowable uses. An artificial lawn takes no irrigation either way.

    Wells in Grand View Estates are mostly finished in the Dawson and Denver aquifers, the upper layers of the Denver Basin ([Grandview Estates HOA](https://grandviewestatesparker.com/geha/)). The state's Division of Water Resources says that water is not renewable: once it's pumped, it's gone without replacement. Withdrawals are tied to the water under the land, averaging one percent of it a year over an aquifer life of a hundred years.

    That's why the conservation district exists. Voters formed it in November 2007 as a local government, and a 1.5 mill levy on each property has paid for USGS well-level and water-quality monitoring and the defense of water rights (GERWCD).     State rules keep the soil treatment area free of compaction from vehicles or recreation, and a turf base is compacted gravel. We keep the layout off the tank and field.

    Homes here use septic systems, which the Douglas County Health Department permits, repairs included ([Grandview Estates HOA](https://grandviewestatesparker.com/geha/)). Colorado's septic rule, Regulation 43, restricts what happens on the ground over a system. The soil treatment area must not be damaged or compacted by livestock, vehicles, recreational use or other site development.

    The same rule finishes that area with a cover of soil suitable for vegetation, at least 10 inches deep, graded so stormwater runs away from it. A compacted gravel base under turf is the opposite, so we keep the layout off the tank and the soil treatment area, and slope nearby turf so its runoff heads elsewhere.

    The association lists the Douglas County Health Department at 720-643-2400 for septic and well questions ([GEHA FAQ](https://grandviewestatesparker.com/faq/)); ask whether it holds a permit record showing where your system sits.     Ground here ranges from well-drained hillside gravel to flat clay loam, with a creek bottom that can flood. We check which you have at the free visit and build the base and grade for it.

    Inside the census boundary, USDA's soil survey maps the largest share of Grand View Estates as Newlin gravelly sandy loam on 8 to 30 percent slopes. It drains well, but on a slope like that, grade and edging decide whether a lawn stays put. The flatter ground is mostly Fondis clay loam on 1 to 3 percent slopes, reaching 45% clay, and Satanta loam ([USDA Soil Data Access](https://sdmdataaccess.sc.egov.usda.gov/)).

    A strip of loamy alluvial land runs through the neighborhood as well, and the survey rates it for frequent flooding. The planning text quoted in the association's [2015 zoning letter](https://grandviewestatesparker.com/descriptions-grandview-zoning/) also refers to the floodplain of Happy Canyon Creek. If your yard runs down into low ground, ask Douglas County whether it sits in a mapped floodplain before a base is built there.

    Grand View Estates sits beside Parker but under Douglas County zoning. The association's 2015 letter says the county zoning map shows it as Estate Residential. [Foxfield](https://www.timelessgrass.com/denver-metro/foxfield-co/) is a town that writes its own code; Grand View Estates has no town hall to ask.

    The Grandview Estates Homeowners Association describes itself as a volunteer association, keeps its dues voluntary, and says its board has no authority over enforcing zoning violations ([GEHA FAQ](https://grandviewestatesparker.com/faq/)). It points zoning concerns to Douglas County Zoning at 303-660-7460.
