Foxfield issues overlot grading permits and berm permits as permit types of their own, alongside building, fence and driveway permits. It also notes that its building rules differ from Arapahoe County's, so read the Town's before a project starts (Town of Foxfield). The whole town is zoned Large Lot Rural Residential: one home per 105,000 square feet, or 2.41 acres, with 50-foot front setbacks, 25-foot side and rear setbacks, and impervious coverage capped at 25% of the lot (Foxfield Municipal Code). Sport courts, tennis courts, pools and similar structures are allowed as accessory uses in the side or rear yard. There's no suburban HOA layered on top; in a town this size, the Town's own code is the rulebook. - ### The ground The ground here is heavy Heldt clay that drains slowly, and every home is on septic. USDA soil maps put Foxfield on Heldt clay, 0 to 3 percent slopes. It runs about 47.5% clay from the surface down to 60 inches, carries a high shrink-swell rating and takes in water slowly ([USDA Soil Data Access](https://sdmdataaccess.sc.egov.usda.gov/)). Ground like this doesn't drain well, and it doesn't hold still through a freeze and a thaw. Every home in Foxfield is on septic, permitted by Arapahoe County Public Health.
