    Bow Mar's design board, the DRB, was set up by Ordinance 323 in 2018, and its guidelines of 24 June 2019 cover most of what happens to a yard here. Landscaping needs DRB approval when it comes with a new home or a major remodel, when it may affect a neighbor's view, and when it substantially changes the landscaping already in place ([Town of Bow Mar](https://www.townofbowmar.org/ordinances-and-policies)).

    Grade is the rule most likely to catch a turf job. Section XII of the guidelines sends any change of grade, landscape berms included, that disturbs more than 4 cubic yards of soil to the DRB. Leveling part of a sloping acre can pass that mark, so allow time for approval before the dig.

    Sport courts must sit inside the building envelope unless the Town grants a variance, and they can't be lit. Ask the DRB in writing whether it treats a putting green the same way before you settle where one goes. The Town code also limits planting that would unreasonably block another lot's view of the lake, the mountains or the city lights.

    Your bill comes from the district, but Denver Water's rules set the schedule: two lawn days a week now, and no lawn watering after 30 September. Turf needs none of those days.

    Bow Mar Water and Sanitation District serves 296 residences ([Town of Bow Mar](https://www.townofbowmar.org/bow-mar-water-sanitation-district)). It buys Denver Water's supply through a master meter and bills you on its own rate schedule, which is why a waste report goes to the district and not to Denver Water (Denver Water).

    Denver Water's supply conditions still set the schedule. It declared Stage 1 drought on 25 March 2026, running to 30 April 2027, with a target of cutting total use by 20%. Lawns get two assigned days a week, Sunday and Thursday for even addresses and Wednesday and Saturday for odd ones, and only before 10 a.m. or after 6 p.m. (Denver Water).

    Then the season closes. On 26 August 2026 Denver Water's board ended lawn watering for the year: after 30 September, no lawn watering and no spray irrigation, with hand-watering and drip still allowed for trees and plants. On an acre, turf takes the biggest thirsty surface off that calendar in every month.

-   ### The ground

    This ground swells when wet and sheds rain instead of soaking it up, sloping toward the lakes. We build the base for that clay and set the fall so rain runs away from the house.

    USDA soil maps put Bow Mar on Renohill-Buick loams, 3 to 9 percent slopes. Renohill, about 65% of that ground, is a loam over a subsoil that runs 45% clay from 4 to 18 inches down. It rates high for shrink-swell and sits in hydrologic group D, the slowest class for taking in water, and Buick, most of the rest, is group C ([USDA Soil Data Access](https://sdmdataaccess.sc.egov.usda.gov/)).

    Put together, that's ground that swells when it's wet, sheds rain instead of soaking it up, and falls toward the water. We prepare the site and build the base for this clay, and set the fall so rain leaves the pad and heads away from the house.
